Dear Homeowner,

On behalf of the Management Team, we hope that everyone had a great holiday. The Man-
agement Team and the Board of Directors would like to send a large Thank You to the Ar-
chitectural Committee and the Social Committee members for their time. They perform a
tremendous amount of work throughout the year on behalf of all Breakaway Trails resi-
dents. We have two very exciting improvements that will be taking place in the first part
of the New Year that we wish to share with you.

COMMUNITY POOL: Beginning on January 5, 2009, the pool deck will be replaced. It will
sport a new finish. The next step will be to refinish the entire pool interior, bring the pool
up to current codes and install new updated tiling. The pool is over 20 years old. The reno-
vation will enhance the beauty of one of our most important common area amenities. This
should not inconvenience anyone since it is being during the winter months. The project will
take approximately two months to complete.

WOODEN BRIDGE: Most likely in February, we expect to replace the existing vehicle part
on our wooden bridge. We will also address the walkway boards that need to be replaced.
This project will take approximately two months as well. There will be traffic control dur-
ing all construction time; one lane will always remain open. At the end of each day (M-Sat)
the bridge will be returned to two lane traffic. However, we are asking those of you who
can by-pass the bridge to kindly do so; especially if you live in the back section. This will
help move the project along at a faster pace.

We have hired a new landscaper; LandCare Management. They are licensed to do their own
pest control and fertilization spraying. We're hoping this will be better for us; fewer sub-
contractors. Our maintenance staff takes care of the irrigation, however, the landscaper
will assist them in water management. Please be patient while they acclimate themselves to
the job at hand.

Thanking you all in advance for your patience during the projects we are about to embark
upon.
